How fast can someone get here?

It depends on the company, your location and demand, especially after storms. Ask the provider for their expected arrival time before you agree to service.

Can the company bill my insurance?

Many restoration companies work with insurers. Ask the company when you call, and check your policy for what's covered.

What should I do while I wait?

Stop the water if you safely can, turn off power to wet areas, move valuables to a dry place and take photos for insurance.

How long does water damage restoration take?

Drying usually takes 3 to 5 days. Repairs after drying can take from a few days to several weeks, depending on what had to be removed.

Does Florida homeowners insurance cover water damage?

Many policies cover sudden and accidental water damage, such as a burst supply line. Gradual leaks and outside flooding are often excluded. Check your policy and report the claim quickly.

Where is my main water shut-off?

In many Florida homes it's outside, near the meter at the street or where the line enters the house, often in a small box in the ground or on an outside wall.

Should I call a plumber or a restoration company first?

Stop the water first, then call both. A plumber fixes the pipe; a restoration company removes water and dries the home. Our line can connect you with a local company that can help.

Can I extract the water myself?

A wet-dry vacuum works for a small, clean spill. For more than that, professional extractors remove far more water, which shortens drying and lowers mold risk.

How fast should water be removed?

As soon as possible. In Florida's humidity, mold can start on wet materials within 24 to 48 hours.

Is flood damage covered by homeowners insurance?

Usually not. Outside flooding is normally covered by a separate flood policy, such as one through the National Flood Insurance Program.

What should I do first after a flood?

Make sure the home is safe to enter, keep power off if water reached outlets or the panel, and take photos before moving anything.

Does my policy have a separate hurricane deductible?

Many Florida policies do, often a percentage of the home's insured value. Check your declarations page.

Should I wait for the adjuster before drying my home?

No. Most policies expect you to prevent further damage. Document everything first, keep receipts, and start drying.

Can I clean up sewage myself?

It's not recommended. Sewage can carry bacteria and viruses. Professionals use protective gear and approved disinfectants.

Does insurance cover sewer backup?

Often only with a water or sewer backup endorsement. Check your policy.

Does Florida require a license for mold work?

Florida licenses mold assessors and mold remediators for most jobs over 10 square feet. Ask the company for their license number.

Will painting over mold fix it?

No. Paint hides mold but doesn't remove it, and it keeps growing if moisture remains.

How do I check for a slab leak?

Turn off every faucet and appliance, then watch the water meter's leak indicator for 15 minutes. If it moves, there's a leak somewhere.

Do they have to break up my floor?

Not always. Many leaks are fixed by rerouting the pipe through walls or the attic instead of digging through the slab.

How do I prevent AC drain clogs?

Have the system serviced regularly. Many technicians recommend flushing the drain line with a cup of white vinegar every few months.

What is a float switch?

A safety switch that shuts off the AC if the drain pan fills. It's a cheap way to prevent overflows.

Is water dripping from a light fixture dangerous?

Yes. Turn off that circuit at the breaker and stay clear until it's checked.

Will insurance pay for a roof leak?

Storm damage is often covered; leaks from wear and age usually aren't. Check your policy.

Can a stained ceiling just be painted?

Only once the source is fixed and the area is fully dry. Use a stain-blocking primer first.

Is a sagging ceiling an emergency?

Yes. It can collapse. Keep everyone clear and call for help.

How often should washer hoses be replaced?

Many manufacturers suggest every 5 years. Braided stainless steel hoses are less likely to burst.

Can wet cabinets be saved?

Sometimes. Particleboard often swells and must be replaced; solid wood may dry out.

Should my water heater have a drain pan?

Yes, especially indoors or upstairs. A pan with a drain line can catch small leaks.

Is a leaking water heater dangerous?

It can be. Turn off power or gas before going near it, and call a plumber.

How long does hardwood take to dry?

Often 1 to 3 weeks with proper equipment.

Can cupped boards flatten again?

Often they do once fully dry. Wait before sanding.

Why do the fans run for days?

Wood and drywall release moisture slowly. Stopping too early leaves water inside walls.

Can I turn the equipment off at night?

It's best to leave it running. Turning it off slows drying.

Who pays when water spreads between condo units?

It depends on the source, the association's documents and each owner's policy. Report it to the association and your insurer quickly.

Can work happen after hours?

Many commercial restoration companies offer after-hours work. Ask when you call.
