How to document damage, what policies usually cover, and questions to ask before you sign anything.

Report the claim quickly

Florida has strict deadlines for reporting property claims, and they've gotten shorter in recent years. Call your insurer or agent as soon as you can, and write down your claim number and the adjuster's name.

Document everything

  • Photos and video of every wet room before anything is moved
  • Close-ups of the source: the pipe, appliance or roof opening
  • A list of damaged belongings with approximate value
  • Receipts for emergency repairs, drying and hotel stays

What's usually covered

Most homeowners policies cover sudden and accidental water damage, such as a burst supply line or a failed water heater. Damage from slow, long-term leaks, poor maintenance and outside flooding is often excluded. Flooding from rising water is normally covered by a separate flood policy.

Hurricane deductibles

Many Florida policies have a separate hurricane deductible, often a percentage of your home's insured value rather than a flat dollar amount. Check your declarations page so you know what to expect.

Before you sign a contract

  • Read the full contract and ask for a copy
  • Be careful with any agreement that signs over your insurance benefits
  • Florida law changed in recent years to limit assignment of benefits on many newer policies; ask your agent how it applies to you
  • Never feel pressured to sign on the spot

Most policies expect you to prevent further damage. Don't wait for the adjuster to start water removal and drying. Document first, then get drying started.

Usually, if the damage was sudden and accidental. The repair of the pipe itself may not be covered, but the resulting water damage often is.

Is mold covered?

Many policies limit mold coverage to a set dollar amount, and only when it results from a covered water loss. Check your policy.
